Full Management Package

Rental income advice

I will advise you of a potential rental income based on current market conditions.

Marketing

With so much more business done online now, we know that a strong online presence will raise the profile of your property. The property will be advertised on Lettingweb, Zoopla, Primelocation as well as my own website and many more! Most of my viewings are done out of hours to work around the tenants time scale, rather than restricting them to working hours.

Property furnishings

Advice will be given on how the property should be furnished or whether unfurnished would be best suited to the current market, as every property is different.

Inventory/Condition Report

A thorough fully photographed schedule of condition will be compiled prior to a tenant entering a property which is essential to comply with the Tenant Deposit Scheme.

Private Residential Tenancy Agreement

I will draw up a legally binding tenancy agreement between you and your tenant. I will sign the contract on your behalf and will forward you copies for your records.

Security deposit

We collect a security deposit from the tenant prior to them signing the tenancy agreement. We will register the deposit with a government approved scheme for the duration of their tenancy.

Utilities and Council Tax

We will transfer the accounts between yourself and the tenant.

Routine inspections

We will inspect the property 1 month after the tenant moves in and then once every 3 months thereafter. We will report to you on the condition of the property after each inspection and if there is anything needing attended to we will advise and arrange more frequent inspections if there is a concern with the tenant.

Property management

We will deal with any maintenance issues that arise in the property. We will notify you prior to instructing any repairs unless there is an emergency needing urgent attention.

Rent collection

Tenants are required to pay rent by standing order each month, and I aim to have funds cleared to the landlord within 2 days of receiving it, and send a detailed statement of income and expenditure.

Check out

We arrange to check out the tenant at the end of the tenancy using the Condition Report signed by the tenant. We will report to you on the condition of the property, arrange any necessary works and identify any deductions to be made from the tenants deposit.

For self-managed properties, it is essential that an inventory is produced that the tenant deposit schemes recognise and accept as suitable evidence against any claim. I provide this service for a pre-arranged fee.

Refurbishments

I am fully certified to conduct PAT Testing, and for those landlords who manage the property themselves, combining this with an independent property inspection can help alleviate maintenance issues and in the event, support a claim against a tenant deposit when they come to vacate.

Knowing how hard it is when you move to another country, I’ve taken on board comments from people I’ve met over the years, that there is a lack of people available to help, from finding a property; advising on the right locations; assisting with broadband providers; the best energy providers, banks, leisure activities; and in providing general information about living in Edinburgh and the surrounding areas. I can alleviate the stress of a relocation by providing a bespoke service as listed below:

  • Initial consultation by phone to build a picture of your requirements;
  • Advice on areas – clients have found this invaluable as certain areas may sound appropriate but those with local knowledge know that they are not particularly desirable areas to live in, or do not have good schools etc close at hand.
  • Research of available properties on the market.
  • Providing you with a short-list of appropriate properties for viewing.
  • Viewing properties.
  • Providing feedback on short-listed properties.
  • Arranging appointments and accompanying you to view selected properties.
  • Assist with application process with landlord/letting agent;
  • Research of area around chosen accommodation and provision of details of leisure activities, medical and dental facilties, school and preschools, local council information etc.
  • Provide transportation to the property when you come to move in, take time to show you how things work and settling you in.
