Rental income advice
I will advise you of a potential rental income based on current market conditions.
With so much more business done online now, we know that a strong online presence will raise the profile of your property. The property will be advertised on Lettingweb, Zoopla, Primelocation as well as my own website and many more! Most of my viewings are done out of hours to work around the tenants time scale, rather than restricting them to working hours.
Advice will be given on how the property should be furnished or whether unfurnished would be best suited to the current market, as every property is different.
A thorough fully photographed schedule of condition will be compiled prior to a tenant entering a property which is essential to comply with the Tenant Deposit Scheme.
I will draw up a legally binding tenancy agreement between you and your tenant. I will sign the contract on your behalf and will forward you copies for your records.
We collect a security deposit from the tenant prior to them signing the tenancy agreement. We will register the deposit with a government approved scheme for the duration of their tenancy.
Utilities and Council Tax
We will transfer the accounts between yourself and the tenant.
We will inspect the property 1 month after the tenant moves in and then once every 3 months thereafter. We will report to you on the condition of the property after each inspection and if there is anything needing attended to we will advise and arrange more frequent inspections if there is a concern with the tenant.
We will deal with any maintenance issues that arise in the property. We will notify you prior to instructing any repairs unless there is an emergency needing urgent attention.
Tenants are required to pay rent by standing order each month, and I aim to have funds cleared to the landlord within 2 days of receiving it, and send a detailed statement of income and expenditure.
We arrange to check out the tenant at the end of the tenancy using the Condition Report signed by the tenant. We will report to you on the condition of the property, arrange any necessary works and identify any deductions to be made from the tenants deposit.
